Basic Map Information        

These maps display all real estate parcels located (either wholly or partially) within the boundaries of Montgomery County and the Towns of Blacksburg and Christiansburg. A few parcels, such as mineral-rights-only properties or leasehold properties, are not displayed. The tax map number for these undisplayed parcels begins with 999. Assessed values, ownership information, and other details for these undisplayed properties are on the Board of Supervisors' Reassessment Page.

The left side of the page contains the tool buttons list. Tool buttons allow users to do things like zoom, pan, and search. Hold the mouse cursor over the tool button for a second (but dont click) and the name of the button will appear. For a more complete description of each button see Tool Button Descriptions below.

Maps contains layers for corporate boundaries, streams, roads, railroads, buildings, house numbers, parcel ID numbers, and parcel boundaries. Layers turn on (display) and off (do not display) at various scales, or levels of magnification. For example, buildings are only visible when zoomed in very close.

The right side of the screen contains the Legend or Layers list. Click the Toggle between legend and layer list tool button to display either the Legend or the Layers list. Layers may be turned on (display) or off (do not display) in the Layers list. Remember to click the Refresh Map button after making any changes.

The left side of the page contains the tool button list. The tool buttons allow the user to do various things such as zooming, panning, and searching. By placing the mouse cursor over the tool button and hovering over the button for a second the name for the button will appear on the screen. For a more complete description of each button see Tool Button Descriptions below.

A small inset map in the upper left corner displays the entire County. When you zoom in on apportion of the larger map, a red dot or box appears on the inset map, showing the location of the zoomed-in area. The inset map may be turned on and off using the Toggle overview map tool button. 

Basic Database Information

The information displayed here is from the Montgomery County reassessment database, and reflects ownership through the end of June 2002. All values are the proposed reassessment values that will become effective January 1, 2003. (The parcel layer must be set to active before the database can be searched. See Searching/Querying below for an explanation of how to set the parcel layer to active.)

PARCEL_ID The six-digit identification number that appears at the top of the reassessment notice.
OWNER_NAME The owners name on the property record. If there is more than one owner, only the first owners name is displayed.
LAND_VALUE Reassessed value of the land only
BLDG_VALUE Reassessed value of buildings and improvements only
TOTAL_VALUE Total reassessed value of the land, buildings, and improvements.
ADDRESS The address of the property (not necessarily the owners address). Only one address is shown per property.
TOWN_NAME Post office associated with the property address
+/-ACRES Deeded acreage
LEGAL_DES1 First line of the legal description. This may be the subdivision name, or an area or feature of the County near the parcel. The legal description is usually taken from the property deed.
LEGAL_DES2 Second line of the legal description
ZONING The major zoning classification for the parcel.
SALE_DATE The date of the last sale of the parcel. Contains information for sales on or since January 1, 2001.
SALE_YEAR The year of the last sale of the parcel. Contains information for sales on or since January 1, 2001.
SALE_PRICE The sales price for the last sale of the parcel. Contains information for sales on or since January 1, 2001.
TAX_MAP_NO Tax map number for the parcel.

Tool Button Descriptions

The tool buttons appear on the left side of the screen. To activate a tool, click the button, then move the cursor to the area of the map that you want to perform the operation, and click there. (The first two toggle buttons work separately from the map. They do not require the user to click on the map.)

Toggles between legend and layer list Toggles between the Legend and Layer list that appears on the right side of the screen. The Legend shows the symbols used on the map. The Layer list allows you to turn layers on (display) and off (not display) and to choose the active layer. Remember to click on Refresh Map after making any changes.
Toggle overview map Turns the overview map - the small inset map at upper left that displays the entire county - on and off.
Zoom in Zooms in to the area of the map that the user clicks on or drags a box around.
Zoom out Zooms out from the area of the map that the user clicks on or drags a box around.
Zoom to full extent Zooms to the full extent of the map.
Zoom to active layer Zooms to the full extent of the active layer
Back to last extent Zooms to the last extent. Inactive until the user has changed extents
Pan Pans the display in the direction the user drags the mouse pointer. Click on the screen and while holding mouse button down drag the screen around.
Identify Displays the database information for the parcel clicked on by the user. Use this tool to view information for properties when you don't know the parcel ID or owners name. The parcel layer must be active for this to work.
Search Searches for database information based on parcel ID number.. Use this tool to search for a parcel when you know the parcel ID. The parcel layer must be active for this to work.
Find Finds database information matching a user-specified strings of text or numerals. Use this tool to find parcel information matching a string of letters (owners, street, or subdivision names, etc.) or numbers (address, parcel IDs, sales prices, or sales years, etc.) The parcel layer must be active for this to work, and text strings must be entered in ALL CAPITAL LETTERS.
Measure Measures distances on the map in feet. Click one point, then another, and the approximate length between the two points is displayed.The measurement is shown in the upper left corner.
Buffer Creates a buffer zone around selected features. The user sets the width of the buffer.
Select by rectangle Selects a group of features within or in contact with a rectangle the user draws on the map.
Select by line/polygon Selects the group of features contained by or in contact with a graphic the user draws on the map.
Clear selection Clears the current selection
Print Creates a print page that displays the current view, scale bar, north arrow, legend, and inset map..

Searching/Querying ­ How to Find My Property

The Real Estate Parcel layer must be set to Active before searching these databases. First, make sure that the Layer list appears on the right side of the screen. If not, click on the Toggle between legend and layer list tool button to display Layers. Under Active button, click the small circle next to Real Estate Parcels, to put a black dot in that circle.

You can get information on specific properties by searching by parcel ID number or owners name. Or you can view a specific area of the map (by zooming and panning), to see one or more parcels.

Search by PARCEL ID

First, find the six-digit parcel ID number, listed at the top of each mailed reassessment notice. On the left side of the screen, click the Search button, and at the bottom of the screen next to Real Estate Parcels, make sure that Find Parcel by Parcel ID appears. (If not, click the down arrow and choose Find Parcel by Parcel ID from the list, or type it in.) In the box next to Value, type in the six-digit parcel ID number (leading zeros must be included). Click Execute. The information about that parcel appears below the map. To view the map of the parcel, click the underlined number in the 1st column, under Rec.

Search by Owners’ Name

You also can find parcels with the Find tool. Again, first make sure the Real Estate Parcel layer is active. (See Searching/Querying above.) The Find tool searches all fields in the database to find matching character strings (text and numerals) entered by the user.

On the left side of the screen, click the Find button. At the bottom of the screen where it says Enter String to Find in Real Estate Parcels, type the last name of the property owner, then a space and the first name or initial of the owner. TEXT STRINGS MUST BE ENTERED IN ALL CAPITAL LETTERS. Click Execute. (You can search for any sequence of letters or numbers.)

All records containing characters matching the search criteria appear at the bottom of the page. Scroll through the list to find the record you want. To view the map of the parcel, click the underlined number in the 1st column, under Rec.

When searching for owners names, the more precise the text string, the fewer records will be returned. For example, DOE will yield more records than DOE JOHN. (Owners names are listed in the database by last name, then a space, then first name.)

The Find tool can also be used to search for street address, legal description, sales price, or sales year. (Remember, sales data is available only for sales in or since 2001). For example, a search on BRUSH MTN EST will yield all lots in the Brush Mountain Estates Subdivision that contain this text string in the legal description. Or a search on 2001 will yield all records with a sales year of 2001, or that contain that number in any other field. The key to successful searches is to make the search character string unique enough to yield the proper records, and to make sure the search character string is typed exactly as it appears in the database. ALWAYS USE UPPER CASE LETTERS.

Select the * the Buffer and   Select by tools to display database information for multiple adjoining parcels. Choose one of the tools and follow the prompts at the bottom of the screen. Select the Identify tool, then click on any parcel, to display the database information for that parcel. Remember, the Real Estate Parcels layer must be Active for any of these searches to work. (See Searching/Querying above.) of the page.

Printing

There are two ways to print. In both cases, set your page orientation to Landscape.

To print the map only, without any database information:

Click the Print tool button (on the left side of the screen) to print a copy of the map that is currently displayed. At the bottom of the screen, you can type a title, then click the Create Print Page button.

The print page screen displays what will be printed. If the page looks OK from the File pull down menu choose print and then click the Print button when done setting up your printer. If the print page does not look the way you would like it to close the print page window and adjust you view of the map.

To print the map and the displayed database information:

On the Internet browser tool bar, click File, then Print. Select the Options tab, and make sure that As laid out on screen is selected, then click Print.

A Note to Apple/Macintosh Users

You will have more success using this site through Netscape 4.0 or higher than through Internet Explorer. While the site will work using Internet Explorer, the load time is slower and the site is prone to locking up.

Printing: If you would like to print the map of your property, you have two options. In both cases, because the map orientation is horizontal, you will need to go to PAGE SETUP (under FILE on your menu bar) and set the paper orientation to Landscape. In order to print the map without the sidebars, highlight the Map Frame (a blue outline should appear surrounding the frame). Under FILE on the computer's menu bar at the top of the screen, click on PRINT FRAME. You can print a copy of the database information in the Information Frame by following the same procedure. If, however, you would like to included a legend on the map, click on the PRINT icon, located at the bottom left of the tool buttons. A dialogue box will appear in the information frame below the map. Enter the name of your map and click the button that says "Create Print Page." The print page will open in a new window and will include the map, a small overview map, and a legend. Once the page has been created, click on PRINT under the FILE menu.

A final note: If you use your browser's back button, you may end up with a page with an address which ends MapFrame.htm. Replace the end of the address by erasing MapFrame.htm and typing in viewer.htm. This will return you to the map viewer page. The MapFrame.htm page should display your map and legend, but will not include the tool buttons.
